We have several issues with our landlord

The state is: UK

I don't know if you will be able to help me as I come from the UK living in student property and the laws may be different.

Since moving into the house in September 2007 our landlord has breached the contract on several occasions but we have little or not proof. After 8 months we are now fed up with it.

We are positive he has avoided many of the basic requirements for letting. The main issues concerned are:

No heating installed until the end of November 2007

No fire safety equipment other than 1 fire alarm installed until February 2008

Entering the property without giving 24 hours notice

Allowing the Plumber and Electrician into the house without informing us

Telling us that we need to hire a cleaner for 200 otherwise he will charge us for damage

Not putting our deposits into an insurance bond, or at least not letting us know which insurance bond it is being kept in

Not removing the old gas heaters (which hadn't been tested and were potentially dangerous) until January 2008

On the few occasions that he has answered his phone when we have called we have been able to inform him of problems at the house such as a leak in one of the ceilings when the plumber didn't seal a pipe properly.

I'm sure there are probably a few more little issues but I can't think of them at the moment.

Due to the amount of neglegence he has paid us because we are students (are we liable for a discrimination claim for this?) we now want to take legal action. He is trying to do everything he can to not return our deposits at the end of the tenancy (despite the fact we don't know where our deposits are anyway!). Because we have little or no record of these events on paper we have been informed that it will be hard to make any claim other than the fact that we weren't informed which insurance bond our deposits have been placed in.

I would be very grateful for any advice anyone could give.
